Delivered for the fit-out head contractor, this project transformed a basement beneath a former real estate office into a functional commercial space. Previously used only for filing and storage, the basement lacked sanitary drainage or trade-waste infrastructure. The new design required public toilets and a commercial kitchen sink area. Located approximately three metres below ground level, the entire basement sits below the existing sewer connection, making gravity drainage impossible. The project required a carefully designed drainage solution capable of safely managing sewage and trade waste from the newly converted space.

Basement Conversion & Pump Stations

This was a basement conversion, not a fitout that happened to have a basement in it.
The building had been a real estate office. The basement under it had only ever been used for filing and storage. It had no sanitary drainage, no trade waste, and nothing in it that had to work for the public.
The brief turned that space into public toilets and a commercial kitchen sink area. A room built to hold paper now had to carry sewage, trade waste and people.
The basement sits roughly three metres below ground on every side. Everything in it is below the sewer. Nothing can drain by gravity.
And the site had a known groundwater problem. Large volumes of water come into that basement and flood it. That was not a risk to be managed later. It was the condition the entire design had to survive.

Our Strategy

We treated the groundwater as the first problem, not the last one. There is no point installing sanitary drainage into a room that fills with water. The groundwater system had to be designed to work permanently and independently before anything else could be relied on.

Three Separate Systems

Sewage, trade waste and groundwater each got their own pit and their own pumps. They cannot share. Trade waste in a sewage pit blocks it, and groundwater volume would swamp either of the others within a day.

Built-In Redundancy

The sewage and groundwater systems were both specified with dual pumps. In a basement three metres down with known water ingress, a single pump failure does not cause an inconvenience — it floods a public bathroom below sewer level. Redundancy is the minimum standard here, not an upgrade.

Access-Driven Method

The only way in and out was a 900mm wide staircase. No excavator, no bobcat, no conveyor. Every pump hole, every trench and every cubic metre of shale came out by hand and went up those stairs.

Project Execution

Service scan of the carpark, then temporary fencing and safety control around all open pits, core holes and work areas.
25 core holes drilled, 70 metres of hand saw cutting to the basement slab, 35 metres of road saw cutting to the carpark, and fire stopping to every penetration.
Basement slab and shale hand excavated for pump wells, trenches and ag lines, with all spoil carried up the 900mm staircase. Ventilation and fume control maintained throughout.
Sewage: dual macerator pump station serving the two new public bathrooms, with 415V control panel, float switches, alarms and rising main to the aerial sewer.
Trade waste: dedicated pump pit and automatic vortex pump serving the basement commercial sink and floor wastes.
Groundwater: separate dual pump system discharging to stormwater, fed by 100mm ag lines run throughout the basement and returned to a dedicated pit.
1500L below ground grease arrestor installed in the carpark, connected between the restaurant trade waste and the sewer.
Upstairs trade waste run in HDPE, new gas connected from Marion Street, and all three pump systems commissioned with float switches and alarms so a fault is reported before it becomes a flood.
